Every home can feature a 13.3 kW rooftop solar panel system, which connects to the grid through a net-metered program, ensuring each unit can operate as NetZero.

Each unit in our Row Housing development can generate a minimum of between $1,394 and $1,500 monthly rental income, tapping into the shelter allowance rates provided by the government. This steady rental income is consolidated to help secure financing for purchasing and installing new row homes.

With assistance from the banking brokerage team at Ashdown Capital, we are working with leading financial institutions like BMO to offer tailored financing options.

We are also actively working to secure similar term sheets from CMHC and BC Housing to expand the reach of our projects and maximize community impact at a national scale.

The company's flagship product, the Casita, is a 375-square-foot prefabricated unit that arrives fully equipped with a kitchen, bathroom, and living space, offering a turn-key housing solution. First Row Home Project Launched with Yale First Nation

Back in 2018, the Yale First Nation was the first group to purchase Row Homes. This project features our innovative Row Housing concept that includes a mix of studio triplex and two-bedroom duplex units.

By leveraging the shelter allowance and securing financing through the Bank of Montreal, this project provides much-needed affordable, quality housing for the community without relying on government grants.

Our housing solutions are primarily designed to benefit underserved communities in Canada, particularly Indigenous communities that face significant challenges related to overcrowding, unsafe housing, and lack of affordable options. Our homes provide a dignified, quality living environment for singles, families, and elders.

Our Row Housing concept involves single-story studio triplexes or two-bedroom duplex units designed for quick installation and village-style living. Each row home is built to be stylish, cost-effective, and adaptable to the needs of different communities. The design also includes the potential for solar panel installations, making the homes environmentally sustainable.

We leverage the shelter allowance provided through government income assistance programs as a consistent source of rental income. This allows us to secure financing from financial institutions like the Bank of Montreal, Vancity and the Royal Bank of Canada, which has provided preliminary term sheets for these projects. We are also exploring additional financing partnerships to expand our impact.

Shelter Rate Revenue vs. Mortgage Cost Feasibility

To finance the purchase and installation of the three-row housing units (eight units total), we propose utilizing a commercial loan structure based on secured monthly shelter-rate revenues, following the preliminary financing terms offered by BMO.

Transportation and Installation (budgetary) ........... $90,500.00

Total Estimated Project Cost: $795,900 (before taxes)

Financing Assumptions:

  • Loan Amount: $795,900

  • Interest Rate: 5.0% (fixed)

  • Amortization Term: 30 years

  • Estimated Monthly Loan Payment: $4,273

Revenue Generation (Shelter Rates):

  • 6 Studio Units: 6 × $500/month = $3,000/month

  • 2 Two-Bedroom Units: 2 × $695/month = $1,390/month

Total Monthly Rental Revenue:

$4,390/month

Analysis:

  • Total shelter-rate rental revenue of $4,390/month compared to the monthly mortgage payment of $4,273/month.

  • Surplus: Approximately $117/month available for contingencies, minor maintenance reserves, or operational support.

Conclusion:

With the corrected shelter rates, this row housing project would generate more than enough rental revenue to fully cover mortgage costs, creating a secure and grant-free path to new housing. This sustainable financing model ensures community ownership and flexibility for future land development.

Our modular construction process is designed to deliver homes much faster than traditional construction methods. Once financing is in place and the land is prepared, homes can be built and installed in a matter of weeks. This rapid timeline helps meet the urgent housing needs of communities.

Yes, all of our modular homes meet or exceed the same building codes and standards as traditional site-built homes. In fact, we can build to LEED and Passive House standards, ensuring the highest levels of energy efficiency and sustainability.
